Here is our lot purchased in the new Edith Ellen Estates Subdivision on Hampton Lake, Bradford County North Florida for $35000.00 on Jan. 17, 2006. It is 2.2 football fields in length along the street (1.89 acre), however all but 40 feet along the street by 40 feet in depth is restricted from ANY development (98%) since it is a Protected Jurisdictional Wetland/underground SWAMP sold FRAUDULENTLY as a home site. You cannot step foot on a wetland or cut a blade of grass legally! The Courthouse Building & Zoning said this was GOOD PROPERTY before we purchased it! Florida statute and administrative code requires a minimum of ½ acres or 21780 square feet to develop any property for single family residential use requiring a water well and a septic system, NOT 1600 square feet Fla. Stat. §381.0065(4)(a) and FAC 64E-6.005(7)(a)-(b). There is NO regulation of real estate in Florida now. Buyers BEWARE!!!
